What Is the Best Roofing Material for a Waterfront Home in Washington?
Choose a waterfront roofing material by four criteria: the corrosion mechanism it relies on, how it resists wind uplift, whether its fasteners are exposed to salt spray, and whether its warranty still applies near saltwater. What criteria actually decide a waterfront roofing material?
Four, and they are worth writing down before you look at a single sample. The first is the corrosion mechanism: does this material resist corrosion because of what it is made of, or because something has been applied to it? The second is wind uplift: what independent evaluation report covers this assembly, and to what pressure? The third is fastener exposure: does the finished roof leave screw heads and rubber gaskets facing the weather? The fourth is warranty scope: does coverage change or disappear near saltwater? Those four questions do more work than any comparison chart, because they map directly onto how shoreline roofs actually fail. Coastal roofs rarely fail in the middle of a panel. They fail at edges, penetrations and terminations, and under wind events that lift rather than push. On the Salish Sea the exposure is sustained rather than occasional. Bellingham Bay, the Anacortes waterfront, the west shores of Whidbey and Camano, Sequim on the Strait of Juan de Fuca and the Kitsap and Hood Canal frontage all combine salt aerosol with long wind fetch across open water. A material that is adequate in a sheltered inland valley is answering an easier question.
How do common roofing materials behave on a Washington shoreline?
Asphalt shingles are unaffected by chloride chemically, which is a genuine point in their favor, but they are a granule-surfaced organic-and-mineral product in a wet, windy marine climate. Granule loss, moss colonization and wind lift at the tab edge drive their service life, and the exposed nail line at each course is a water path once seals fail. Cedar is traditional on Puget Sound and it weathers honestly, but sustained marine moisture and shade favor moss and rot, and cedar carries fire considerations that matter in the wildland interface. Concrete and clay tile are chemically stable but heavy, which raises a framing question on older waterfront houses that were never designed for that dead load. Coated steel, whether galvanized, Galvalume or stone-coated, depends on the integrity of its coating. That is not a criticism of the product; it is a description of how it works. Every site cut, every drilled hole and every scratch is a point where the salt film can reach the steel, and chloride accelerates the reaction there. Aluminum has no iron and therefore no rust mechanism. It forms a stable oxide film that reforms across scratches and cut edges. Interlock panels are ASTM B209 aluminum in 3105-H24 or 3003-H24 temper with roughly 95 percent recycled content, finished in an AAMA 2605 70 percent PVDF Alunar coating warranted for 30 years.
Why does wind uplift matter more at the shoreline?
Because a waterfront roof faces wind that has crossed open water with nothing to slow it down. Uplift is a suction load on the outside of the roof, concentrated at eaves, rakes, ridges and corners, and it works on the attachment system rather than on the panel face. That makes the evaluation report the thing to ask for. Interlock panels are covered by ICC-ES ESR-1790, reissued in September 2025, which reports wind uplift resistance to 177.5 psf. An ICC-ES report is a third-party evaluation of a tested assembly, not a marketing figure, and it names the substrate, fastening pattern and conditions of use that the rating depends on. Ask what report covers the assembly being quoted, and ask whether the quoted installation matches the conditions in it. A rating earned over solid sheathing at a specified fastener spacing does not carry over to a different deck or a wider pattern.
Do exposed fasteners belong on a waterfront roof?
They are the cheapest way to fix a metal panel and the hardest detail to defend on a shoreline. An exposed-fastener roof puts a hole through the covering at every fixing point, sealed by a rubber or EPDM washer that has to survive ultraviolet light, thermal movement and salt-laden moisture for the life of the roof. Gaskets age. Panels expand and contract daily and the fastener works in its hole. On the coast the cut steel around each hole is also under chloride attack. None of that is unmanageable with maintenance, but it is a recurring obligation, and it concentrates risk at thousands of identical points. Interlock panels interlock on all four sides and are secured with concealed fasteners, so no screw head or gasket faces the weather. It is a slower and more expensive installation. What it buys on a waterfront home is the removal of an entire category of maintenance item.
What does the warranty need to say for a shoreline home?
It needs to say what happens near saltwater, in the exclusions, in writing. Many coated-steel material warranties define a proximity limit to saltwater or reduce coverage within a stated distance, and some tie coverage to a documented cleaning or maintenance regime. That language is the manufacturer telling you what it expects of the product in your environment. The Guardian Lifetime Limited Material Warranty that covers Interlock panels has no salt-air exclusion. It runs lifetime to the original owner and is transferable once, with the second owner covered to 50 years from substantial completion, subject to registration within 60 days of transfer. The Alunar finish is warranted separately for 30 years, wind is warranted to 120 mph, and hail is covered to 1.5-inch. Read the document rather than the brochure, and read the exclusions before the coverage summary. If a clause depends on distance from saltwater, measure your own house honestly and ask the manufacturer in writing how it is applied on a bluff or across a bay.

Is tile too heavy for an older waterfront house?
