What warranties come with an Interlock roof in Washington?
Two. The manufacturer, Interlock Roofing, gives the Guardian Lifetime Limited Material Warranty on the aluminum material and its factory finish. The installer, Interlock Metal Roofing (PNW) Inc., gives the 10 Year Limited Labor Warranty on the installation. They are separate documents with separate terms.
What does "lifetime" mean in the Guardian warranty?
For as long as the original purchaser owns the home on which the roof was installed and remains its registered owner. It is the purchaser's lifetime of ownership, not the life of the house, and it is a limited warranty: the document sets out what is covered and what is excluded.
Can I transfer the warranty if I sell my home?
The Guardian material warranty transfers once, to the first subsequent registered owner, who receives coverage to 50 years from the substantial completion date. The new owner sends proof of purchase to the manufacturer within 60 days of the change of ownership with a $300 transfer fee.
Does the Guardian warranty cover hail?
It covers splitting, cracking and perforation of the panels from hailstones 1.5 inches in diameter or less. Other hail damage, such as cosmetic dents, is excluded, along with severe weather events and other exclusions listed in the document.
Does the warranty cover ice dams?
No. Ice damming is a stated exclusion of the material warranty. Ice dams come from heat loss into the attic and from ventilation, and we look at both with you before the roof goes on.
Which warranty do I use for a leak?
If the problem is in how the roof was installed, such as flashings, trim or a detail, it is a labor warranty matter for Interlock Metal Roofing (PNW) Inc. If the problem is a defect in the panels or their finish, it is a Guardian matter for the manufacturer. If you are not sure, call us first and we will tell you which applies.
Does the warranty cover moss?
No. The Guardian warranty excludes the accumulation of dirt, mildew and other organic material, and moss on a roof is organic material. Aluminum gives moss no gritty surface to root in, but needles, leaves and debris left on a shaded roof can still hold it, so have the gutters cleaned and debris removed regularly. The warranty describes how to clean the roof from the ground.
Is the warranty valid near salt water?
The Guardian document has no exclusion for homes near the coast. Its coating warranty applies under normal atmospheric conditions and excludes corrosive, aggressive or industrial atmospheres, such as those contaminated with acidic or chemical fumes. Read that clause if the house sits next to an industrial site.
Does the warranty cover wildfire or storm damage?
No. Severe weather events and other Acts of God, including fire, flood and lightning, are excluded, along with impact of foreign objects such as a falling tree. That is a home insurance matter. Photograph the damage before anything is moved and call us to assess the repair.
Are snow guards covered?
No. The Guardian warranty says snow guards and snow-rails are not a manufacturer's warranty issue, and service charges apply to add, remove or move them. Contact us to arrange it.
