What Pacific Northwest homeowners paid
These are the contract prices on the 155 Interlock® roofs we contracted in Oregon and Washington from 2024 to 2026, taken from our own job book: 77 in Oregon and 78 in Washington. We use only 2024 to 2026 contracts, so the figures reflect current costs rather than older prices adjusted by an estimate, and we report Oregon and Washington together as one Pacific Northwest figure; each state's own median is in the table for reference. The middle half of jobs came to $15.72 to $21.14 per square foot ($1,572 to $2,114 per roofing square of 100 sq ft) of roof area, with a median of $18.53 per square foot ($1,853 per square). Whole-roof contracts in the middle half ran from $38,400 to $64,800.

What moves the price on a roof in Washington
Roof area
The biggest single factor: the more square feet of roof, the more material and labor.
Pitch, dormers and chimneys
Steep Craftsman and Tudor roofs, dormers, valleys, skylights and chimneys each add flashing and time. A plain gable on a rambler costs less per square foot than a cut-up roof. Every Interlock profile needs a minimum 3/12 slope.
What comes off, and what's underneath
Cedar shakes and shingles, concrete tile and natural slate always come off, and so do two or more layers of asphalt. A single layer of asphalt can be roofed over only if the inspection finds it suitable. Years of moss and a long wet season can leave soft or rotted decking under an old roof; deck repairs the inspection finds go into the written price.
Height, access and lot
Two- and three-story houses, steep hillside lots around Puget Sound, tight city lots and shared driveways need more staging, more setup and more care moving material, and that shows up in the price.
Coastal, island and exposed sites
Shoreline houses on Puget Sound, Hood Canal and the coast take wind and salt air, and island jobs on Whidbey, Camano and Vashon add transport and logistics. We plan the details for the exposure at your consultation.
Historic districts and permits
In a historic district, a landmarks review can affect the profile and color you choose and the timing; check with your local historic landmarks commission before you sign. Building permit requirements and fees are set by each city or county.
The wet season
Rain from fall through spring affects when a roof can be opened up and how fast it goes. We talk through timing with you at the consultation.
Profile and options
Slate, Cedar Shingle, Shake, Mediterranean Tile, Standing Seam and solid copper are priced differently. The Class A Fire Rated Available assembly (two layers of GAF VersaShield® over 15/32-inch plywood), underlayment upgrades, snow guards and gutters are line items.
What the price includes
- The Interlock® aluminum roof, made in North America by Interlock Roofing, installed by our own company, Interlock Metal Roofing (PNW) Inc., in business since 1997.
- The Guardian Lifetime Limited Material Warranty from the manufacturer: material and finish, for as long as the original purchaser owns the home, transferable once. Workmanship is not part of it.
- Our 10 Year Limited Labor Warranty covers the installation (see the labor warranty page for its terms).
- Wind resistance warranted to 120 mph when installed to manufacturer specification.
- A written price after your roof consultation: what the inspection finds goes into it before you sign.
Comparing it with steel and asphalt
Aluminum costs more than steel or asphalt up front. The fair comparison is over the years you'll own the home: an asphalt roof lasts about 20 years on published averages and is then torn off and replaced, while an Interlock roof is built to be the last one. Get every quote in writing and compare them over the same period.

The cedar always comes off first, and that is in the written price. Why is aluminum more expensive than steel?
Aluminum costs more as a metal, and an Interlock roof uses interlocking panels with concealed fasteners rather than exposed screws. What you get for it is a roof that doesn't rust, which matters in salt air, and a Guardian Lifetime Limited Material Warranty.
