Zinc Strips vs a Metal Roof: What Actually Stops Roof Moss?

Zinc strips work: rain washing over zinc carries metal ions down the slope that inhibit moss growth. Their limits are coverage, longevity and scope, because they protect only the area water reaches below the strip, they erode and need replacing, and they suppress a symptom the asphalt surface keeps producing.

How do zinc strips actually work?

A zinc strip is installed near the ridge, usually under the top course of shingles so a band of metal is exposed to the weather. When it rains, water passing over the zinc dissolves a small quantity of zinc ions and carries them down the slope in the runoff. Those ions are toxic to moss, algae and lichen at low concentrations, so growth is inhibited wherever that water flows. The mechanism is genuine and well established. Copper works the same way and is sometimes used instead. It is also why you often see a clean stripe running down an old asphalt roof beneath galvanised flashing or a copper chimney cap, with growth on either side. That stripe is the mechanism demonstrating itself. Used sensibly, zinc is a reasonable measure on an existing asphalt roof. Nothing in this article argues that zinc does not work. The useful question is what it does and does not cover, and what problem it is solving.

What are the real limits of zinc on a Washington roof?

The first limit is coverage. Protection follows the water, so it reaches whatever the runoff from that strip reaches. Areas that sit in a hydraulic shadow, such as slopes below a dormer, sections beside a chimney, or the far side of a valley, receive less treated water or none. Concentration also thins as water travels, so the lower part of a long slope receives a weaker dose than the area just below the strip. The second limit is that a zinc strip is consumable. It works by giving up material, which means it slowly erodes. Over years its output falls, and eventually it has to be replaced to keep functioning. The maintenance obligation reduces but does not disappear. The third limit is scope. Zinc suppresses growth on a surface that continues to invite it. The mineral granules still hold water, the north slope still fails to dry between storms from October into June, and needle debris still accumulates on the shaded side. Remove or exhaust the zinc and the roof reverts, because none of the underlying conditions changed.

Is a zinc strip worth installing on an existing asphalt roof?

If you have an asphalt roof with years of service left in it, zinc is a sensible thing to consider. It is inexpensive relative to repeated remediation, it is passive once installed, and it can genuinely slow regrowth on the slopes its runoff reaches. It is a better approach than repeated pressure washing, which strips protective granules every time it is done. It is more accurately understood as slowing an ongoing process rather than ending it. Expect to still clear debris, still keep gutters open, and still monitor the areas the runoff misses. Expect to replace the strip eventually. Installation matters too, because a strip fastened badly is a penetration in a roof plane, and penetrations are where roofs tend to leak. What zinc will not do is change the arithmetic of the roof's service life. An asphalt covering in this climate still ages through sustained moisture exposure, and zinc addresses only the biological growth part of that.

How is changing the substrate different from treating the surface?

Zinc is a chemical suppressant applied to a surface that favours moss. Changing the roof covering removes the favourable surface. Those are different categories of solution, and the distinction matters when comparing them. Nothing has to be dosed, because there is nothing to suppress. This is not a claim that the roof is immune to its environment. Debris still lands on it, gutters still need clearing, and a shaded panel under continuous needle fall can develop a surface film that rinses off. The claim is narrower and more defensible: the recurring treat-and-retreat cycle that porous coverings need in western Washington does not apply.

What should you weigh when deciding between them?

Start from where the roof is in its life. If the asphalt covering is sound and has a decade of service left, a zinc strip plus disciplined debris and gutter work is a proportionate response, and replacing a serviceable roof to solve moss alone would be an expensive way to fix a cosmetic complaint. If the covering is already showing granule loss, curling edges, moss established in the keyways, or repeated leaks in different places, then moss is a symptom of a roof reaching the end of its range. Adding zinc to a worn covering suppresses growth on something that is failing for other reasons.
