What never re-roofing again actually costs
A metal roof in Washington costs more than asphalt on day one and less over the life of the house. Five things set your number: roof size in squares, pitch and complexity, the profile you choose, the condition of the deck underneath, and site access. Because asphalt in western Washington typically needs replacing every 15–25 years, one lifetime aluminum roof stands against two or three asphalt cycles.

No two roofs price the same, but every quote we write is built from the same five inputs — and we show you each one. We do not publish installed prices, because a number that was not measured on your roof is not a price. The 30-minute assessment gives you a fixed one in writing.

Roof size (squares)
The single biggest driver. One square = 100 sq ft of roof surface; a modest ranch and a large multi-level home can differ by dozens of squares, and the quote scales with every one.

Pitch & complexity
Steep pitches, dormers, valleys, chimneys and skylights add labor and flashing detail. A simple gable costs meaningfully less per square than a multi-facet Victorian.

Profile choice
Aluminum shingle, slate, cedar-shingle, shake, standing seam, Mediterranean tile — and solid copper at the premium end. Profile changes material cost; performance stays lifetime.

Existing roof condition
Interlock systems can often install over one existing asphalt layer per ICC-ES ESR-1790 — skipping tear-off and disposal cost. Rotted decking or multiple layers change the equation.

Access & site
Three-story access on Seattle's older streets, steep hillside and waterfront lots, ferry and bridge logistics to the islands and the Kitsap Peninsula, and foothill sites all affect staging, crew time and material handling.
